Ed’s Life Estate: The House Stayed Hers for Life

Brett finished reading the last line and set the page down carefully. In his own handwriting, Ed had added a short note: he was granting the life estate because he knew his children would come for the house the moment he was gone, and he would not allow the wife who had cared for him to the end to be put out of the home they had shared. The language was plain, recorded, and binding.

Priya closed the folder. “The title will pass to you both eventually. That part is correct. Until then, Ruth Callahan has the legal right to live in the house on Larkspur Lane for the rest of her natural life. You cannot sell it, list it, or give her a move-out date. Any realtor who runs a proper title search will find the life estate and walk away.” Sharon stared at the paper as if it might still change. Brett said nothing at all.
